The Connell Company has been guided by a long-term vision rooted in innovation, stewardship, and community building. Founded in 1926, with five generations of the Connell family who have been involved in the business, the company has evolved from a commodities-based organization into a real estate and finance-driven enterprise focused on creating enduring destinations and experiences.

In 1981...

The Connell Company began acquiring what would eventually become The Park — a bold vision to transform a suburban office campus into a dynamic, mixed-use destination where people can work, live, stay, dine, gather, and connect.

Today...

The Park stands as one of New Jersey’s most ambitious redevelopment projects — a $500 million evolution designed to bring urban energy, hospitality, and community to the suburbs.

The Evolution of The Park

1981-2010 | Establishing a Foundation

The story of The Park began in 1981, when The Connell Company started acquiring what was then undeveloped land in Berkeley Heights. Over the next three decades, the property evolved into Connell Corporate Park, a thoughtfully planned 185-acre campus anchored by five Class A office buildings and designed to serve some of the region’s leading businesses.

2011-2018 | Expanding Beyond The Workplace

As the needs of tenants and the broader community evolved, so did the campus. Beginning in 2011, The Connell Company expanded beyond the traditional corporate campus model with the addition of Life Time. This transformation continued with the opening of Embassy Suites, Grain & Cane, and Starbucks, in 2018, introducing hospitality, dining, wellness, and overnight accommodations to the property.

2026 | The Arrival of The Park

In 2026, Connell Corporate Park officially evolved into The Park, a vibrant mixed-use destination centered around community and experience. Alongside upgrades to create hospitality-driven, amenity-rich workplaces, The Park introduced District Drive—a walkable main street featuring approximately 160,000 square feet of shopping, dining, entertainment, and lifestyle offerings at the heart of campus.

Future Phases | The Next Chapter

The evolution of The Park continues. Future development plans include additional residential offerings, expanded retail and dining experiences, enhanced outdoor amenities, and new recreational spaces, including public parks and sports courts.
